Renting an Apartment: Standard Procedure?

Hi Everyone, when I head down in December, I will be hunting for a month-to-month apartment in PV. Once I find an apartment I like, what is the standard way to rent? Do we need to sign a contract? Any advice for not getting screwed?

i would check in with vacation rental agencies and real estate offices. both places have listings for long term rentals.

There's no legal contract for month to month, the only legal contract has to be 12 months or more.
